Mezzanine finance is often a hybrid of debt and equity based funding. Typically sitting behind an initial loan as a second charge, this complex type of loan can provide quick access to a vital funding top-up required to get a project ‘over the line’.


Each application is unique. It is important to fully understand you (the client), the current financials, the scale and nature of the scheme, and its location in order to link you with the most appropriate lender for your needs.

One of the key challenges in securing mezzanine finance is that applications rarely fit comfortably into a tick box assessment. Each case is nuanced, and it is the nuances that can cause many large lenders on the open market, especially high street banks, to take a very long time to deliver a decision, and in most cases the decision is still a refusal.


Given that mezzanine finance is often needed at short notice, or is at least time-sensitive, these extra delays can be fatal to the business or project that requires the finance.

One example of a very specific benefit of working with us was when our significant expertise with inter-creditor deeds (ICDs) helped to deliver a £51m development of 220 units in Birmingham.

Due to an unexpected rise in the cost of materials, the development faced a shortfall in funding of over £3m. Without some kind of top-up financing, the whole project would have stalled.

Where other brokers had failed to secure the necessary funding, our specific knowledge and experience in dealing with ICDs, and our relationship with a small number of very particular lenders, meant that we were able to negotiate and secure mezzanine funding that allowed the development to be successfully delivered.
